Surrounded by lush mangroves, lagoons, and beaches, EDITION’s newest gem combines its signature hospitality with the rich culture of the Yucatan Peninsula. Overflowing with rainforest plants, palms, cacti, tropical fruit trees, and vibrant flowers, the area is home to iguanas, raccoons, spider monkeys, deer, anteaters, indigenous white-nose coatis, Yucatan squirrels, and hundreds of bird species.
Kanai is a true paradise for nature lovers. The turquoise waters of Riviera Maya also host thriving marine life, including sea turtles, which are protected by both the Mexican government and the property’s extensive conservation program. So far, 12 nests have been recorded, each with an average of 120 eggs.

Located within a 620-acre nature reserve featuring one kilometer of pristine white-sand beachfront, the property emerges from a forest of mangroves and tropical plants. It is designed with minimal construction and an eco-friendly footprint to protect and conserve the area, which is famous for its mangroves, lagoons, ancient Mayan cities, tropical beaches, and the Mesoamerican Reef, the world’s second-largest coral reef.

The undulating limestone walls of the surrounding buildings echo the seismic ripple caused by the ancient asteroid impact. By playing with scale and dimensions, what might seem like a simple hallway transforms into an extraordinary experience, with walls that narrow, widen, curve, and straighten to connect different spaces. At the entrance, water meets jungle as guests pass through a leafy tunnel, gazing upward at the canopy. This leads to a grand travertine staircase that elevates guests back to the land with a ceremonial feel, where they are greeted by expansive ocean views and large reflecting pools flanking the lobby.

Beyond the lobby, an oversized lagoon-like swimming pool continues the water concept, seemingly bringing the ocean into the hotel, complete with floating cabanas. Meanwhile, a meandering white sand path connects the main buildings to the SO’OL Beach Club, home to a second outdoor pool with an infinity edge.

The Kitchen at EDITION, an all-day dining concept created by Ruano with a breakfast-into-brunch menu and dinner, is located between the Kitchen and the Lobby Bar. It features a captivating black-and-white photo display with 80 images taken from authentic film strips by Gabriel Figueroa, a renowned Mexican cinematographer from the golden age of Mexican cinema.
In the Lobby, guests will recognize signature elements such as soaring, three-story windows with floor-to-ceiling crimson drapes, accented by pops of citron and pink. A warmly lit, double-height wood-and-plaster backbar showcases a grid of unique Mayan sculptures and vessels behind the striking bar.

With interiors by Ian Schrager Company in collaboration with architecture and design firm Rockwell Group, and architecture by Edmonds International, the three main buildings that make up the resort converge in the architectural equivalent of a cenote.
A massive rippling bamboo structure, designed by Arquitectura Mixta and Edmonds International, seems to rise from the water and funnel back down into it. This striking structure serves as the resort’s dedicated yoga space and a visual and spiritual centerpiece, anchoring the terrestrial world and the realm below it while also drawing the eye to the sky and stars above.

The Spa, situated in the main lobby building next to the fitness center, is equally important. Its design, inspired by a cenote, features a central lounge located directly beneath the bamboo yoga dome and water landscape. Guests can enjoy views through the glass ceiling, gazing up at the land above.

The property features 182 guestrooms, including 30 suites, with many rooms offering plunge pools and terraces that provide stunning ocean or mangrove views. It also offers a unique Sky Rooftop Villa – the largest hotel penthouse in North America.
The Sky Rooftop Villa is a 2,500 sqm/27,000 sqft super suite with unparalleled ocean views through floor-to-ceiling glass on three sides, a mid-Olympic-size outdoor infinity pool, and a spacious landscaped entertainment deck. The interior spans 1,486 sqm/16,000 sqft and includes a living area, catering kitchen, guest kitchen, and five apartment-style suites, each featuring its own plunge pool, jacuzzi, and private amenities terrace.

The classic neutral EDITION palette used in the property’s rooms and suites features materials inspired by regional embroidery and patterning techniques, ensuring the local culture is celebrated throughout. Each guestroom is designed with light, airy materials and colors that evoke a peaceful oasis.
Slatted wood paneling, reminiscent of lobby screens but on a more delicate scale, encloses the spacious bathrooms and is accessed through 5-foot-wide sliding doors, allowing the bath and living areas to flow seamlessly. Custom four-poster beds, bespoke lighting, nightstands, and a curved sofa establish an intimate sleeping zone, with furniture arrangements that segment the large space and introduce softness.

Chef Bermúdez’s concept for EDITION’s beach club restaurant, SO’OL (meaning “oyster” in Mayan), offers a warm Mediterranean beach atmosphere with charming Mexican accents. As a key part of The Riviera Maya EDITION at Kanai experience, sustainability and ecology are central to every detail, from preserving the nearby red mangroves to respecting and coexisting with local flora and fauna.
